If you’ve read my most recent post, it was about helping previous clients sell a house that I had helped them purchase a couple years back. If you haven’t been reading my posts… what the hell! Anyway, we just closed on our second purchase together.
117 Edgehill Drive, Wappingers Falls is located in the type of neighborhood that my buyers have been dreaming about. The house is a standard ranch that sits on .45 acres of perfectly flat and open land. It features a main living space of 3 bedrooms, 1.5 bathrooms and hardwood floors. The finished basement includes a legal 1 bedroom accessory apartment and two car garage. The overall condition was fair, but it is certainly in need of updating. It’s conveniently located just minutes from Route 9, the Taconic State Parkway and the New Hamburg train station. We did have a setback of about a week or so because the deck was built without any permits. This created a violation with the building department and the bank would not close until this issue was resolved and the violation was lifted.
Let’s hope that the hot housing market continues as is through the remainder of the year. As I mentioned, multiple offer situations are to be expected if maintained and marketed properly.
